Garrison Crossing Home — Full Kitchen & Bathroom Electrical Renovation
How CN Electrical transformed a 1990s home's kitchen and two bathrooms with modern electrical — from dedicated circuits and GFCI upgrades to heated floors and smart lighting, all without disrupting the family of five living there during the renovation.


The Challenge
A family of five in Garrison Crossing was ready to renovate their 1994 kitchen and two bathrooms — but the existing electrical was stuck in the 90s. The kitchen had a single 15-amp circuit feeding all countertop outlets, no dedicated circuits for major appliances, and no GFCI protection within six feet of the sink. The bathrooms had original builder-grade exhaust fans, no GFCI outlets, and the master ensuite had no dedicated circuit for the planned heated floor and towel warmer.
The existing 100-amp panel was already near capacity, and the renovation was adding significant electrical load. The family needed to continue living in the home during the renovation — meaning the kitchen and at least one bathroom had to remain functional throughout the electrical rough-in and finishing stages.
Our Approach
- Upgraded the 100-amp panel to a 200-amp service with a new Square D panel — providing capacity for the renovation's electrical additions and future-proofing for an EV charger and hot tub the family is considering.
- Ran six dedicated 20-amp circuits for the kitchen — two countertop receptacle circuits per code, plus dedicated circuits for the fridge, microwave, dishwasher, and electric range — with GFCI protection at every required location.
- Installed under-cabinet LED tape lighting hardwired to a dimmer switch — with task lighting zones over the main prep area, cooktop, and sink, all controlled from a single multi-gang switch plate by the kitchen entrance.
- Wired both bathroom renovations with GFCI-protected outlets, humidity-sensing exhaust fans on timer switches, and a dedicated circuit in the master ensuite for the electric in-floor heating system with a programmable thermostat.
- Added a rough-in for a future steam shower generator in the master ensuite — a dedicated 240V circuit with disconnect — giving the homeowners the option to add the unit later without opening walls.
- Coordinated the electrical rough-in and trim-out around the family's schedule — keeping the existing kitchen functional until the new circuits were energized, and sequencing bathroom work so at least one shower was always available.
The Result
The renovation was completed on schedule and the Technical Safety BC inspection passed on the first visit. The family now has a kitchen where they can run the microwave, toaster, and kettle simultaneously without tripping a breaker, bathrooms with warm floors on cold Fraser Valley mornings, and an electrical system built for how they actually live. The 200-amp panel has capacity for the EV charger they plan to install next year.
The homeowners were so pleased they've already booked CN Electrical for their basement development — and the general contractor on the project has since referred us to two other Garrison Crossing renovation clients.
