How CN Electrical designed and installed a complete electrical system for a 4,200 sq ft custom home in the Eastern Hillsides — including a Lutron RadioRA 3 lighting control system with touch screens and keypads, smart home pre-wiring, architectural LED lighting, EV-ready garage, standby generator integration, and a 400-amp service to accommodate the home's extensive electrical demand.
The Challenge
A couple building their dream retirement home in the Eastern Hillsides wanted an electrical system that matched the home's architectural ambition. The 4,200 sq ft modern farmhouse design included a great room with 22-foot vaulted ceilings, a chef's kitchen with dual wall ovens and an induction cooktop, a home theater, a dedicated home office, a three-car garage with EV charging, a hot tub, and a detached workshop. The homeowners wanted whole-home lighting control — not just "smart bulbs" but a professionally designed system with physical keypads on the walls, touch screen controls, and seamless integration with automated shades and the security system.
The load calculation made it clear: with dual HVAC systems, extensive lighting circuits, high-end appliances, EV chargers, and a workshop, a standard 200-amp service wouldn't provide enough headroom. The home required a 400-amp service with two 200-amp panels — one dedicated to the main living areas and one for the garage, workshop, and mechanical systems. And the lighting control system needed to be designed before drywall went up — every keypad location, every lighting zone, every shade pre-wire had to be mapped out in the rough-in phase.
Our Approach
- Performed a comprehensive load calculation and designed a 400-amp service with dual 200-amp panels — one for the main residence, one for the garage, workshop, and future pool equipment — with a 400A meter base and appropriately sized service entrance conductors.
- Designed the Lutron RadioRA 3 lighting control system during the framing walk-through — mapping 64 lighting zones, 18 keypad locations, 4 touch screen locations (kitchen, primary suite, great room, entry), and automated shade pre-wires for 12 windows — all documented in a zone-by-zone lighting plan the homeowners reviewed and approved.
- Completed the rough-in with all lighting zone wiring home-run to a centralized panel location, low-voltage keypad wiring (Lutron QS link), Cat6 to every touch screen and TV location, shade pre-wires, and structured wiring for whole-home Wi-Fi access points — every cable labeled and photographed for the as-built documentation package.
- Installed the Lutron RadioRA 3 processor, dimming panels, and keypads during the finish stage, programmed all lighting scenes (Morning, Entertain, Dinner, Movie Night, Goodnight, Vacation), and integrated the system with the homeowner's Control4 automation platform for unified control of lighting, shades, audio, and security.
- Completed the panel trim-out with clearly labeled circuits in both 200-amp panels, whole-panel surge protection, EV charger circuits in the garage, a generator-ready transfer switch and sub-panel, and hot tub GFCI disconnect — every circuit tested and verified.
- Submitted the Technical Safety BC permit, coordinated the inspection, and delivered a Certificate of Compliance — plus a complete as-built electrical package including panel schedules, lighting zone maps, and the Lutron system programming file.
The Result
The Technical Safety BC inspection passed on the first visit — the inspector noted the exceptional labeling and organization of both panels and the quality of the service entrance installation. The homeowners can control every light in their home from any keypad, touch screen, or their phones. The "Goodnight" scene — triggered from the primary suite keypad — turns off every light in the house, lowers the main-floor shades, and sets the exterior lights to a dimmed security level. The "Entertain" scene transforms the great room, kitchen, and dining area lighting with a single tap.
The 400-amp service provides ample capacity for the homeowners' current needs plus future additions — the workshop panel has breaker spaces reserved for a future pool heat pump and pool lighting circuits, and the garage panel has two empty 60-amp slots for additional EV chargers as the couple transitions to electric vehicles. The as-built documentation package means any future electrician can understand and work on the system without guesswork.
"We spent two years planning this house, and the electrical system was the one part I was most particular about. I didn't want a house full of smart bulbs that would stop working when the Wi-Fi went down.
