How CN Electrical completed a full common-area electrical upgrade across a 32-unit townhouse complex — replacing aging lighting, upgrading meter banks, and modernizing emergency systems while residents continued to live in their homes.


The Challenge
A 32-unit townhouse complex on Fairfield Island, built in 1992, was facing mounting electrical issues that the strata council could no longer defer. Common-area hallway and exterior lighting was original — inefficient, failing in sections, and replacement parts were no longer available. The meter bank was at capacity with no room for future suite upgrades. Emergency lighting and exit signs needed replacement to meet current BC Building Code requirements. And the parking lot lighting had multiple underground faults that left sections of the lot in the dark.
The strata had been setting aside funds for several years but needed the work scoped, budgeted, and executed within a single fiscal year. The 32 families living in the complex needed to continue their daily routines — the work couldn't shut down common areas, parking, or suite power for extended periods.
Our Approach
- Completed a comprehensive electrical assessment of all common-area systems — documenting existing conditions with photos, identifying code deficiencies, and providing the strata council with a prioritized scope of work organized by safety criticality and reserve fund budget allocation.
- Designed and installed a complete LED retrofit of all common-area interior and exterior lighting — hallway, stairwell, lobby, amenity room, and building-mounted exterior fixtures — reducing common-area electricity consumption by an estimated 60% and qualifying the strata for a BC Hydro rebate.
- Upgraded the meter bank with a new 600A main switch and individual suite meters — creating capacity for future suite-level electrical upgrades and providing accurate usage data that the strata could use to move toward individual suite billing.
- Replaced all emergency lighting units and exit signs throughout the complex — with monthly and annual test logs organized in a compliance binder for the strata's fire safety plan and fire department inspections.
- Located and repaired three underground faults in the parking lot lighting circuit — replacing damaged conduit sections, pulling new conductors, and restoring full parking lot illumination with new LED pole-mounted fixtures.
- Provided a complete as-built documentation package — single-line diagrams, panel schedules, fixture schedules, emergency lighting test logs, and a maintenance schedule organized for the strata council's permanent records and depreciation report.
The Result
The entire common-area electrical renewal was completed within the fiscal year budget and the Technical Safety BC inspection passed with no deficiencies. Common-area electricity costs dropped by an estimated 60% from the LED retrofit alone — a savings that will repay the strata's investment within approximately four years. The new meter bank provides capacity for individual suite upgrades as owners renovate, and the emergency lighting compliance documentation has been incorporated into the strata's fire safety plan.
