The Challenge

A 24-unit apartment building in Sardis had been purchased by new owners who discovered — during their insurance renewal process — that a previous renovation had been completed without proper electrical permits. The insurance provider flagged the building and required a full Technical Safety BC electrical inspection before they would renew coverage. The inspection identified 18 code deficiencies, including unpermitted panel work, missing GFCI protection, and a fire alarm system that no longer met current BC Building Code requirements.

The owners faced a hard deadline: insurance renewal in 60 days, with tenants occupying all 24 units. Every day of non-compliance was a day the building operated without valid insurance. The remediation had to be completed efficiently, with minimal disruption to residents, and with full documentation acceptable to both Technical Safety BC and the insurance underwriter.

Our Approach

  • Conducted a comprehensive electrical code audit of all 24 units and common areas — documenting every deficiency with photos, CEC rule references, and prioritized remediation recommendations organized by safety criticality.
  • Managed a new Technical Safety BC installation permit application covering the full scope of remediation work — including detailed deficiency correction plans, load calculations for panel upgrades, and a phased work schedule coordinated with the building manager to minimize tenant disruption.
  • Completed all 18 deficiency corrections — replacing non-compliant panels, installing GFCI protection in all bathrooms and kitchen areas, updating the fire alarm system with current-code smoke and heat detection, and replacing outdated emergency lighting and exit signage throughout common corridors.
  • Provided a complete compliance documentation package — including as-built single-line diagrams, panel schedules, fire alarm verification reports, and a deficiency resolution summary cross-referenced to the original inspection report — organized for the insurance underwriter and the building's permanent records.
  • Coordinated and attended the Technical Safety BC re-inspection — with all 18 original deficiencies resolved and no new issues identified — achieving a clean pass and providing the certificate of inspection to the building owners and their insurance provider within the 60-day deadline.

The Result

All 18 code deficiencies were corrected and the Technical Safety BC re-inspection passed with zero findings — 12 days before the insurance renewal deadline. The building's insurance was renewed without interruption. The documentation package provided to the owners has since been used for a successful property refinancing, with the lender specifically noting the electrical compliance documentation as a condition of approval.

The building now operates with fully code-compliant electrical systems, and CN Electrical has been retained to provide annual fire alarm testing and ongoing electrical maintenance for the property. The property manager reports that the compliance documentation has become a valuable asset — referenced during tenant inquiries and scheduled health authority inspections.
