Sardis Bungalow — Full Gut & Rewire With 200A Service Upgrade
How CN Electrical transformed a 1962 bungalow's outdated electrical system — removing aluminum wiring, upgrading from a 60-amp fuse panel to a 200-amp service, and rewiring the entire home to modern code while the homeowner lived in the basement during the renovation.


The Challenge
A 1962 bungalow in Sardis had been purchased by a couple planning a complete interior renovation — opening up the main floor into an open-concept layout, upgrading the kitchen, adding a second bathroom, and finishing the basement. The existing electrical was a problem: a 60-amp fuse panel, original aluminum wiring throughout, exactly two circuits serving the entire main floor, and no GFCI protection anywhere in the home.
The homeowners planned to live in the basement during the renovation, which meant the electrical rough-in had to be sequenced carefully — keeping power to the basement living area while the main floor was gutted and rewired, then switching over once the new panel was energized. The existing 60-amp service couldn't begin to support the planned electrical load of the renovated home.
Our Approach
- Coordinated with BC Hydro to disconnect the existing 60-amp overhead service and install a new 200-amp underground service — with a temporary power pole to keep the basement functional during the switchover.
- Installed a new 200-amp Square D panel with 40 circuits — providing ample capacity for the renovation's electrical additions and future expansion, with a clearly labeled directory and AFCI breakers on all bedroom circuits as required by code.
- Removed all aluminum wiring throughout the home and replaced with new copper wiring — including dedicated 20-amp circuits for the kitchen countertop receptacles, dedicated circuits for all major appliances, and home-run wiring for every room.
- Wired the new open-concept main floor with pot lights on dimmers, under-cabinet LED lighting in the kitchen, a dedicated 50-amp circuit for the electric range, and GFCI-protected circuits throughout the kitchen and both bathrooms.
- Installed hardwired interconnected smoke and CO detectors on every level per current BC Building Code — replacing the single battery-operated smoke detector that was the home's only fire safety device.
- Sequenced the rough-in around the family living in the basement — routing temporary circuits from the temp pole, energizing the basement sub-panel first, then completing the main floor once the new 200A service was live and the basement living space was safely isolated.
The Result
The renovation was completed on schedule and the Technical Safety BC inspection passed without a single deficiency. The homeowners now have a modern, safe electrical system with capacity to spare — the 200-amp panel has room for the EV charger and hot tub they're planning for phase two. The kitchen actually works the way a modern kitchen should — no breaker trips, no flickering lights when appliances cycle on, and the dimmable LED pot lights transform the space from bright task lighting to warm evening ambiance.
The general contractor on the project has since referred CN Electrical to three other Sardis renovation clients — and the homeowners have already booked us for the basement finishing and EV charger installation next year.
